Building an Organization From the Ground Up

Vince Daino started with three people and a market that owed him nothing. Over the next decade he grew Northeast Community Lending into a thirty-person operation with in-house underwriting, processing, closing, and secondary marketing, and drove annual closed loan volume past $200 million. The firm became one of the top fifty originators in the country, and Vince became a nationally recognized producer in his own right.

What shaped him most was not the growth curve but the decisions behind it. He identified underserved markets in divorce planning, college funding, and estate concerns, and shifted the company toward value-added consultative selling long before that language was common in the industry. That experience left him with a founder's instinct for where revenue actually comes from, an instinct he has carried into every enterprise role since.

Turning Around and Scaling Enterprise Operations

Vince Daino has spent the second half of his career applying founder judgment inside large organizations. At NewRez, he oversaw five active joint ventures generating more than $800 million in annual closed loan production, built a recruiting function credited with over $1.2 billion in incremental production in a single year, and served on the boards of fourteen joint venture companies. He has led strategic relationship channels with full P&L responsibility and launched a joint venture with the largest Century 21 franchise brokerage in the world, building its leadership team and sales organization from nothing.

Three of those joint ventures came to him broken. Each had failed at launch, the original leader had missed, and the business was losing money. In each case, Daino made the personnel decision first, then rebuilt the model around it — the business structure, the pricing architecture, the hiring plan, and the sales strategy. The first company reached profitability in four months and scaled to $300 million in annual production at 125 basis points in net margin. The second reached profitability in six months at 100 basis points net, scaled to $180 million in annual production, and still operates today. The third, built in a highly competitive California market, established itself as a $250 million annual enterprise within six months at 65 basis points net profit. None of these were favorable market stories. All three were structure stories.

At Weichert Financial Services, he was recruited to lead a regional turnaround across six territories. In the first full year, market share rose 39%, application volume 43%, closed loan volume 51%, and capture rate 34%, with two territories delivering market share gains of 50% and 63%. Vince is direct about what those numbers represent. They are the product of structural improvement in how the organization recruits, develops, and holds itself accountable, not a favorable rate environment.

Vince Daino's Story

Vince Daino studied rhetoric and speech communications at Penn State, a background that has quietly shaped a career built on persuading, recruiting, and aligning people around a plan. He entered mortgage banking as an owner rather than an employee, which meant learning underwriting, operations, pricing, and payroll at the same time he was learning to sell. That combination is unusual, and it is the reason he can sit in a board meeting and an origination review on the same day without changing registers.

Leadership outside the industry has mattered just as much. Vince was elected President of the Spring Lake Board of Education, where he led the district's first comprehensive strategic plan and, as Budget Committee Chairman, delivered the first reduction in local school taxes in borough history. He has served as President and Board Member of Tri-Shore Little League for more than fourteen years and has coached and volunteered in youth athletics for seventeen. He founded Theosis Management Advisors to help C-suite leaders in mortgage, title, and real estate work through the same problems he had solved himself, including one engagement that doubled a client's sales force and produced 150% revenue growth in four months.
